Overview

Mirdif Avenue Mall is a contemporary mixed-use retail and business centre located on Al Khawaneej Street in the Mushraif area of Mirdif, Dubai. Completed in 2021, the project spans a compact yet high-impact three-storey structure covering ~22,300 m², and was developed by Yousef Ahli Investment Group in collaboration with SABAT Architectural Consultancy and Modern Building Contracting Company LLC .

Architectural Highlights

  • The design features a distinctive horseshoe-shaped layout and a sweeping custom-curved roof with a 25-metre span, forming an elegant glass skylight terrace above the central courtyard .

  • This free-form roof uses Schüco Grid2Shell technology—an aluminum‑glass, self-supporting structural framework that enables fluid, modular geometries with minimal visible nodes .

  • The skylight extends over 1,800 m², supported by 20 slender columns, creating an airy environment and bringing abundant natural light into the retail and café zones. A textile façade layer (FACID) offers optimal shading for the café terraces beneath .

  • Additional façade systems include Schüco’s FWS 50 / FWS 50 SG, the ADS 65 HD door system, and AWS 114 window system—chosen for their slim profiles and performance in commercial settings .

Community & Tenant Mix

Positioned at the heart of the Mirdif community, the mall combines local retail, cafés, dining, and service brands within a walkable centre. Tenants include Brew Café, Nama Yoso, Limba Ceramics Café, Club Mochi, Beurre, FLTR, and more—creating a curated blend of culinary and lifestyle destinations .
